The property is located in one of Florida’s fastest growing counties. The marina consists of an existing 131 slip, state-of-the-art floating concrete docking system for luxury yachts up to and over 100′. The marina offers wide fairways for easy navigation and each slip is serviced by 30 & 50 amp electrical service, water and Internet access. There is a submerged land lease to the local municipality which may allow for conversion and sale of the slips as long term leases or non-fee simple Dockominiums. The city has issued PUD approval for 374 residential units, of which 320 units will be constructed in twin 25 story waterfront towers and 54 units in a 5 story liner building across the street from the marina. Also approved are 738 parking spaces and 37,658 square feet of ground floor commercial space. The city has determined that there is a need for additional hotel rooms and there is a potential that the PUD entitlements may be altered to allow for a blend of hotel units within the project.
Currently existing is the fully operational 131 slip marina, boutique waterfront hotel, and amenities for the marina & hotel tenants/guests. The restaurant is located on a boundary corner of the property and will be a benefit to the overall project. The property is located in an upscale location with significant tourist activity visiting the national historic estates nearby. The city and private developers are adding new commercial infrastructure and shopping centers within close proximity to this site. Competing residential offerings do not have the benefit of a marina or boating access to the Gulf.
